What types of properties do you manage?
We are very selective about the assets we acquire under management in order to maintain a high level of attention and care for our current clients. We excel with assets that are located in central Virginia, and are medical buildings or class-A office buildings, or other class-a warehouse, retail, or office locations. We also manage medical associations. Our team is eager and opportunistic! Even if we haven’t listed it above, please reach out and we can discuss the opportunity to see if it is a fit. -
What financial reports will I receive, and how often?
Your monthly owner packet can be modified to fit your needs. Typically, this packet includes a balance sheet, month and YTD budget comparison, cash flow report, income statement, expense distribution report, and rent roll if desired. -

Absolutely. Our team prides ourselves on being more than just a management service. We want to be your strategic partner. Can you help us find other assets to purchase that fit our criteria?
If that is your goal, we will make it happen. We have long-standing relationships with commercial development companies, financial partners, many other local investors, brokers, agents, and much more. We will understand and listen to your goals and we will work hard to be a small part of your success. -
What sets you apart from other management companies?
Our main competitors in this market are national powerhouse management companies with thousands of employees. As a local, boutique company, this is our space too. We are here for all investors who prefer to have the local team on the ground, focused on relationships, hyper focused on this market, and working around the clock to provide a customized solution for property management in Richmond. We have the same technology and capabilities, although we take a more personal approach to supporting our Owner’s and Tenant’s success. -
How is rent collection and the owner disbursement handled?
Rent can be collected online through the Tenant’s portal, via ACH or autopay methods. Most of our more established tenants and national brands mail rent by check, which is posted the same day it is received. Once the check clears our bank, we hold the funds until the end of the month for reserve operational expenses as needed. Disbursements (and financial statements) are sent at the end of each month by ACH straight to the Owners bank account. -
How is maintenance handled?
Tenants enjoy our easy to use Tenant Portal! Often times after assuming managing following other companies, we hear how happy our Tenants are for the ease of maintenance and paying rent. Maintenance can be submitted online, 24/7, and our maintenance specialists will be fast to respond and dispatch, as needed. Our property manager will thoroughly understand the lease, budget, billing, and CapEx strategy, and will approve the work as appropriate, and the work will be completed in a timely manner. We do have maintenance approval limits which vary based on each asset and Owner preference. -
Do you sell real estate too?
We are licensed to buy and sell property, however, unlike many other management companies, our focus is solely on performing as a manager on a very high level. Our focus is not on buying or selling real estate for third parties. This provides freedom for our Team to easily work with many other brokerages to help locate opportunities, initiate, or settle transactions without fear of conflict or competition. For this reason, we are now a strong resource for other brokerages in Richmond. -
How soon can you begin managing my property?
We can onboard any property, large or small, within a week. Sure, the actual onboarding and information gathering process may extend beyond our management start date, however we can confidently begin managing nearly any property within a week of a signed management agreement.
